What is Fractional Ownership at The Residence Club?
A private, member-owned fractional ownership community of two and three bedroom residences, built to the highest luxury standards. Each Fractional owner benefits from the privileges of owning a holiday residence free from the stresses associated with traditional ownership.

With Fractional Ownership do I own real estate?
Yes. Title to the properties is held in perpetuity by an independent international Trustee Company for the benefit of the owners. Each owner has flexible access to all residences within their ownership category (i.e. two bedroom and three bedroom). As with other real estate, ownership may be sold, willed, transferred or placed in a trust at any time.

How many fractional ownerships will be sold per residence?
Ten ownerships per residence.

Can more than one person share a single ownership?

Yes. Ownership may be purchased by partnerships, corporations or trusts.

What are the advantages of fractional ownership?

Fractional ownership is designed to provide flexible holiday accommodation whilst removing the worries associated with traditional second home ownership. Fractional ownership also removes some of the financial burdens associated with traditional second home ownership.

As an owner, how often can I holiday in a Residence Club apartment?
As often as you like, thanks to a fair and reliable reservation structure. As an owner, you have the flexibility reserving your visits well in advance as well as booking space-available and short-notice, spur of the moment holidays. There is no limit on your usage, if some owners choose to visit less frequently, others can enjoy the residences more often.

As an owner how do I reserve my visit?
As an owner you will be notified well in advance about reserving dates for your planned visits, this happens in November for the forthcoming year. For more spontaneous, short-notice visits, if accommodation is available visits may be reserved throughout the year, there is no limit on the number of stays booked.

As an owner will I always stay in the same residence?

To provide greater flexibility and availability, each owner has equal access to all the residences in their residence category.

What if the number of owners wishing to stay exceeds the number of residences available?
The reservation privileges have been specifically designed to ensure equitable allocation. Our rotating priority system ensures that each owner will have equal and fair access over the years. This is a proven and trusted system that has been used throughout the world for over 15 years and has demonstrated its fairness.

Can owners reserve more than one residence during the same period?
Yes. Owners may reserve more than one residence in their ownership category for occupation at the same time, if sufficient residences are available.

As an owner do I have any guest privileges?
Yes. Owners may invite guests to stay with them during their visits; their unaccompanied guests may also visit during a pre-booked holiday period without payment of a guest fee. The bars, restaurants, golf and health spa facilities are also available to your guests.

What is the quality and standard of construction and accommodation at the Residence Club?
Each residence will be built to the highest standard with attention paid to each and every detail including well appointed luxury kitchens with granite worktops along with ultra modern energy saving appliances and sumptuous bathrooms. The general interior will benefit from designer inspired contemporary lighting and furnishings combined with high end fixtures and fittings. These will be complimented with the highest quality bed linens, coverings and waffle towels, handcrafted crockery and the best English cutlery.

Is there an annual fee?
Yes. The annual fee contributes to The Roserrow overheads such as staffing, supplies, building maintenance and development, legal and accounting and insurance. Prudent capital reserves deal with additional and replacement expenses, utilities and the upkeep of all the leisure facilities; the restaurant & bars, the golf course and the health spa.

Who manages the Residence Club estate and establishes the scale of fees?
The management company establishes budgets and fees on an annual basis in accordance with the management agreement and community rules.

Will the public have access to the Residence Club?
When fully subscribed, the Residence Club community will be operated for the exclusive use and benefit of owners and their guests. Prior to full subscription, limited public access on a privilege basis will be permitted for marketing purposes. Such access will not affect availability for owners.

Do owners have to pay accommodation charges when they stay at the Residence Club?
No. Owners do not pay for the use of their residences. They only pay for housekeeping and any additionally requested services.

If I subscribe to fractional ownership when can I begin enjoying holidays at Roserrow?
Completion of the residences is scheduled for winter 2009 but in the meantime The developers of Roserrow have negotiated for owners to enjoy immediate and unlimited holiday access to TROPIC© a unique scheme which gives each owner the freedom to take holidays in one of a number of stunning European destination properties.
